A lot of people think that the only people who use the services of a mortgage broker are down on their luck because they can't qualify at a bank. In fact nothing is farther from the truth. Real estate developers, for example, might see an opportunity to acquire a distressed property that they bank would never lend on because banks are very conservative and they are looking for income. To take advantage of the opportunity the developer may need funds to move quickly so s/he can close quickly, do the necessary reno's and then maximize the rents.
