This unique $5.9 million dollar, 35,000 square foot project in Salt Lake includes 30 one- and two-bedroom residential units along with 10,000 square feet of commercial space. It is anticipated to be the first net-zero multi-family building in Utah with on-site solar production. The solar array produces 312-kilowatts from 334 rooftop solar panels and 525 solar panels on an adjacent surface parking structure. This will reduce the building's footprint along with reducing costs for its low- and moderate-income tenants. The reclaimed site was previously a metal scrapyard and recycling facility. This project will provide an opportunity to educate the public about renewable energy while demonstrating how a mixed-use, high-performance building can be powered by on-site solar energy. Artspace Solar Gardens includes other sustainable elements such as highly-efficient building insulation, recycled materials, low VOC paints and finishes, and energy- and water-saving features. The HVAC system is a Mitsubishi City multi-variable refrigerant flow system that was selected for its efficiency and ability to be powered by solar PV panels. The project has direct access to a bike path and local mass transit, further encouraging a greener, healthier lifestyle. The project was designed by MJSA Architects and built Pentalon Construction.
