We've fully implemented a few things that are really impressive. The first thing we do is pull a credit report. Certain credit issues, under 500 -- we may not even look past that. Another thing is we do a criminal check. This is a nationwide check. We do a background history of all the people who are going to rent from us. This will include every person over 18 who will be living in the home. The fair housing laws require us to screen every applicant in the home who is over 18 years old. We do this across the board with all of our rentals, so everything is the same and fair. We also do rental history. We go back to the last two landlords. A little bit of in-between the lines there is that the current landlord that they are living with may basically tell us anything that we want to hear to get them out of their home -- "That person's great. They pay on time every month. Just get them out of my house." But the one that we put stock into is the last landlord from maybe 2-3 years ago that they the moved out several years ago from, those are the folks that will give the honest opinion. We also do the income verification. We say income, not jobs, because some folks might not have a job. They might be retired, they might be living on social security, they might be trust fund babies. You never know, so we verify the income and the source of that income. If the source of income is from employment, then we do the employment verification. Lastly, the newest thing we implemented is the process to check social media. Yes, we Facebook-stalk people. If there is information out there that can be used for us to decide on particular tenants, we're going to use that. A lot of people basically put their entire lives on Facebook, Twitter, LinkedIn or Instagram, so those are the four things that we check. For example, let's say a person applies with no pets in their application. We do a Facebook check of them and get pets all up and down their Facebook page. What is going on with that? We start asking questions. These are red flags that will help us to identify problem tenants. Also, if they say that they are not married in their application but their Facebook page says they're married -- this is public information. We are not doing anything wrong here. This is something that they put out willingly to the public and we're checking up on them. These are things that we are doing on our application checks to look for good tenants out there.
