Progress PlazaThe Reinvestment Fund (TRF -- http://www.trfund.com) provided financing to support the renovation of Progress Plaza, a supermarket-anchored retail center in Philadelphia. The retail center is the nation's oldest African-American owned and operated shopping center. The center was built in 1968 by civil rights leader Rev. Leon Sullivan and had been in disrepair for more than a decade since its anchor tenant, a supermarket, moved out.
With the financing, TRF helped the owners and a new supermarket operator, renovate the center, demolish the old supermarket and construct a new one in its place. The three-phased development project also included a two-story office building and retail space. TRF financing for the project included New Markets Tax Credits and capital through the Pennsylvania Fresh Food Financing Initiative (FFFI).

In this SPOTLIGHT SERIES, Genesis LA follows up with a resident of South LA who shops at Azalea Plaza in South Gate. Genesis LA financed Azalea Plaza in 2012-13 through our GCIF loan fund and our New Markets Tax Credit (NMTC) program. The Azalea Plaza was designed and constructed with significant public input and support, and has created hundreds of local jobs, provides much needed retail and community space, and generates over $2.5 million dollars in sale tax revenue for the City of South Gate, which supports other local services in the community.

Resurgent RemingtonHelping to turn an entire neighborhood for the better, the NMTC program and the effect it can have is on display in Remington, a northern Baltimore neighborhood. Encouraging investment and supporting one project to help stabilize a neighborhood, NMTC was utilized to rejuvenate Miller’s Court, an unused and derelict building into a center for nonprofits such as Wide Angle Youth Media. Since, more investments have been made into housing, community-focused retail and more.
One Santa Fe$13.72 Million of New Markets Tax Credit Allocation for Mixed-Use Development in Los Angeles, CA
Artspace Solar Gardens (Salt Lake City) This unique $5.9 million dollar, 35,000 square foot project in Salt Lake includes 30 one- and two-bedroom residential units along with 10,000 square feet of commercial space. It is anticipated to be the first net-zero multi-family building in Utah with on-site solar production.
The solar array produces 312-kilowatts from 334 rooftop solar panels and 525 solar panels on an adjacent surface parking structure. This will reduce the building's footprint along with reducing costs for its low- and moderate-income tenants.
The reclaimed site was previously a metal scrapyard and recycling facility. This project will provide an opportunity to educate the public about renewable energy while demonstrating how a mixed-use, high-performance building can be powered by on-site solar energy.
Artspace Solar Gardens includes other sustainable elements such as highly-efficient building insulation, recycled materials, low VOC paints and finishes, and energy- and water-saving features. The HVAC system is a Mitsubishi City multi-variable refrigerant flow system that was selected for its efficiency and ability to be powered by solar PV panels. The project has direct access to a bike path and local mass transit, further encouraging a greener, healthier lifestyle.
The project was designed by MJSA Architects and built Pentalon Construction.

Many doubted that one of the largest abandoned buildings in Tennessee could be transformed from debilitating blight into a community asset. But as of February 21st, doing the improbable becomes history.
Please plan to join us on Saturday, February 21st, from 11:00am - 2:00pm as we commemorate the redevelopment of the Sears Crosstown building, 88 years to the day after its initial groundbreaking in 1927.
The celebration will include a formal ceremony, presentations, the launch of our new branding, exhibitions (including new renderings), an iron pour using old radiators from the building, live music, food, and much more.
