Artspace Solar Gardens (Salt Lake City) - Utah CD MagazineThis unique $5.9 million dollar, 35,000 square foot project in Salt Lake includes 30 one- and two-bedroom residential units along with 10,000 square feet of commercial space. It is anticipated to be the first net-zero multi-family building in Utah with on-site solar production.
The solar array produces 312-kilowatts from 334 rooftop solar panels and 525 solar panels on an adjacent surface parking structure. This will reduce the building's footprint along with reducing costs for its low- and moderate-income tenants.
The reclaimed site was previously a metal scrapyard and recycling facility. This project will provide an opportunity to educate the public about renewable energy while demonstrating how a mixed-use, high-performance building can be powered by on-site solar energy.
Artspace Solar Gardens includes other sustainable elements such as highly-efficient building insulation, recycled materials, low VOC paints and finishes, and energy- and water-saving features. The HVAC system is a Mitsubishi City multi-variable refrigerant flow system that was selected for its efficiency and ability to be powered by solar PV panels. The project has direct access to a bike path and local mass transit, further encouraging a greener, healthier lifestyle.
The project was designed by MJSA Architects and built Pentalon Construction.
Press Conference - Artspace Macaroni Flats Ribbon CuttingOn Thursday, January 12th, Mayor Jackie Biskupski, City Council Member Lisa Adams, and local developer Artspace officially opened Artspace Macaroni Flats, the first completed development in the Station Center project at the Depot District.
Artspace has been investing in the Rio Grande neighborhood since 1996. Artspace Macaroni Flats is the third project the non-profit organization has developed in the district. The mixed-use development includes13 residential units affordable for households earning 80 percent of area median income and eight affordable street-level commercial spaces for artists, non-profit groups, and small businesses. Built in 1900, the structure was originally home to the Western Macaroni Manufacturing Company and is now listed on the National Register of Historic Buildings. The RDA provided the building to Artspace to initiate the larger plan for the future of the area.
Artspace, established in 1980, creates affordable live and work space for artists, cultural organizations, nonprofits, and others to promote stable, vibrant, and safe communities. Artspace projects have led the way in demonstrating how low-income industrial areas can be developed to encourage a residential core and promote the arts. The organization has now completed six projects that have catalyzed development on the industrial west side of Salt Lake City.
